How the Commercial Building Planning Process Works

In this article, we’d like to go over the typical commercial building planning process so that you’ll know exactly what to expect when working with our experienced team.

  1. Consultation. During our first meeting, we’ll take the time to learn about the purpose of your new building, your budget, accessibility needs, and other key details. Once the goals are clearly outlined, we’ll move onto the next step.
  1. Site analysis. Next, we will closely examine the site where you’d like to build. We will carefully evaluate zoning regulations, utility availability, local topography, and other factors that may impact the timeline or cost of your project.
  1. Programming. Once the site is assessed for feasibility, an architect or designer will begin to create a general program for each room of the facility, taking note of occupancy limits, accessibility needs, and other details. We’ll ask you to review the program before we get into the more detailed schematic design process.
  1. Designing. We will use the program to create sketches and basic plans for the floor layouts and building orientation. It’s important to carefully consider your team’s workflow during this phase so that we can make optimal design decisions that will improve efficiency, not hinder it.
  1. Construction documents. Once the design is fully approved, we’ll create detailed specifications and plans for the construction team to follow.
